What is the difference between FF&E and OS&E?

FF&E is furniture, fixtures and equipment such as beds, sofas and lighting, usually installed once. OS&E is the operating stock guests and staff use every day, which is replenished over the life of the hotel.

When should pre-opening OS&E procurement start?

Ideally six to nine months before opening. Custom items such as branded linen, embroidered towels and private-label amenities need the longest lead times, so they should be specified first.

Can you work from our brand standards, BOQ or tender?

Yes. Send the brand standards, BOQ, specification or tender documents and our team will prepare options and a quotation against that scope.

What should we send for a quotation?

The BOQ or item list with quantities, the brand standards if there are any, the delivery location and the required date. The more detail you share, the more accurate the quotation.

Do you supply projects outside the UAE?

Yes. We have warehouses in the UAE and Saudi Arabia, supply across the GCC and MENA, and have delivered projects further afield, including Bahrain and Rwanda.
